SHOWINGS

- Listing alerts for new listings, daily.
- Gather information on properties of interest.
- Gather available inspection reports & disclosures.
- Coordinate and schedule showings.
- View properties of interest.
- Gather additional information and inquire about your questions.
- Communicate with listing agent about offers in hand and what the ideal offer looks like to the seller.

SUBMIT OFFERS

- Explain the offer terms & what is customary.
- Consult & guide on price and terms that will allow for a winning offer that fits your specific needs.
- Prepare & write up offer.
- Gather all documents to be included with offer: Pre-approval letter, proof of funds, buyer love letter, etc...
- Request lender to reach out to listing agent and answer any questions.
- Negotiate offer & counter-offers.

UNDER CONTRACT

- Open escrow.
- Guide you on steps to delivering EMD to escrow.
- Receive & review disclosures.
- Coordinate & schedule inspections and review inspection reports.
- Negotiate request for repairs and appraisal (if applicable)
- Coordinate & perform your final walkthrough.
- Sign closing documents.
- Celebrate!
